Applicant Screening Criteria

Complete applications will be processed in the order received beginning from the open application start date indicated in the rental listing.  Any application received prior to this open application period will be stamped as received 8 hours after the start of the open application period. Once approved you will have 24 hours to accept the unit or we will move on to the next applicant.

Non-Applicant Adult Application Processing:

On the application, you will have the opportunity to indicate which adult applicants you wish to be considered the financially responsible applicant(s).  For all other adult applicants indicating "no" in this field, you will be considered a non-applicant.  Non-applicant applications will be processed for all criteria below except for income and credit score. 

A Complete Application:

One for each person 18 years of age and older including all required fields, proof of income, and copy of government issued identification. All adult applicants must submit their application in order to preserve place in line. Incomplete applications will not be processed. The application screening fee must be paid prior to any application being processed. You will not be charged an application screening fee unless your application is processed.

 Rental history verifiable from unbiased sources:

It is your responsibility to provide us with the information necessary to allow us to contact your past landlords. We reserve the right to deny your application if, after making a good faith effort, we are unable to verify your rental history.

 Sufficient income/resources:

  • For rental units within the City of Portland: Your monthly income must be 2.5 times the amount of your monthly rent when the monthly rent is below the maximum monthly rent for a household earning no more than 80% of the median household income; 2 times the amount of the monthly rent if the monthly rent amount is above the maximum monthly rent for a household earning at or above 80% of the median household income (please see Portland Housing Bureau website for table of these rent amounts updated each spring) .

  • For rental units outside of the City of Portland:  2.5 times the amount of monthly rent. 

  • Income must be verifiable through pay stubs, employer contract, or tax records. All other income, including self-employment, must be verifiable through tax records. For section 8 applicants, the amount of assistance will be considered part of your monthly income for purposes of figuring the proportion.

Your application is subject to denial if:

  • You make any derogatory statement and/or show combative behavior at any time during the application process.

  • You display any behavior or make any comments that lead us to believe you may not follow the community guidelines or the terms of your lease.

  • You misrepresent any information on the application. If misrepresentations are found after a rental agreement is signed, your rental agreement will be terminated.

  • In the last seven years, you have been convicted of a felony (calculated from the date of sentencing).

  • In the last three years, you have been convicted of a misdemeanor (calculated from the date of sentencing).

  • You have a credit score below 500. 

  • Previous landlords report significant complaint levels of noncompliance activity including but not limited to:

    • A current eviction proceeding at the time of this application;

    • Certain eviction judgments entered fewer than 3 years of this application;

    • Prior unpaid rent obligations;

    • You currently owe more than $500 for previous rental property damage;

    • 3 or more notices for violations of your rental agreement within the past 365 days of this application

If you $30.00 Application Screening Fee Required Per Applicant.  Application screening fee is used to process all applications through a third party professional screening company which charges this amount.  Landlord or landlord's agent does not retain any fees for application processing. Your card will not be charged if your application is not processed.

*Landlord may not discriminate against an applicant because of race, religion, sex, sexual orientation, national origin, marital status, familial status, or source of income.

*Landlord may not consider criminal record for crimes that are not currently illegal.
